125 Mason Street Family Housing

125 Mason Street, Glide Economic Development Corporation (GEDC) Family Housing, is a 14-story high rise, which provides 81 affordable apartment homes for families, ranging in size from one to four bedrooms. Developed on a 1/3 acre site in the Tenderloin area of San Francisco, the design wraps an L-shaped building around two courtyards in order to maximize daylight, views of the City, and natural ventilation. Intended to reinforce both a sense of community and family life, the building provides outdoor play space for children, and quiet garden areas for adults to sit and visit. Opening onto this landscaped courtyard is ground floor community space equipped with a full kitchen in order to accommodate all sorts of gatherings, from small meetings, to larger scale celebrations.
Both property management and Glide Community Housing personnel, in onsite offices on the ground floor, provide support for building residents. A resident property manager also lives in one of the ground floor apartments. Consistent with San Francisco City zoning regulations, limited parking is provided in the underground garage and one space is designated for the City Car Share program. An additional City Car Share vehicle is available to residents at the nearby Ellis O’Farrell garage.
The ninth floor of the building has additional common areas for use by residents. Two spacious room are designed to function in a variety of ways, i.e. as an informal lounge with kitchenette, indoor exercise facilities, and classroom space. Both rooms open onto a landscaped terrace where residents can cultivate their own gardens and share the experience with their children, and enjoy stunning views of the City.

Development Team
The developer of the 125 Mason Street project is Mason Street Affordable Housing Development, LLC, the members of which are Glide Economic Development Corporation and Millennium Partners, a nationally known for profit development corporation. This joint venture is a model for enduring for-profit, non-profit partnerships as a means of creating high quality inclusionary housing. The project architects are Michael Willis and Associates, who also designed Glide’s CW House. Development Management services were provided by Paula Collins of WDG Ventures Inc. Swinerton Builders is the contractor who completed the building six weeks ahead of schedule. The facade design includes artwork by internationally acclaimed artist Mildred Howard. The property management company is Evans Property Management.
Schedule and Financing
Construction of 125 Mason Street Housing began in mid September 2007 and was completed 12 months later. The building has been fully leased since early 2009. The total development cost of the project is approximately $44 million funded by a variety of sources including a substantial equity contribution and loan from Millennium Partners, LLC. Construction Financing was provided by Wells Fargo Bank. Aegon USA Realty Advisors is the tax credit investor. Bond financing is provided by the State of California, and issued by the City of San Francisco.
Target Population
The 125 Mason Street housing is targeted to household whose incomes are at or below 60% of area median income for the San Francisco Bay Area.
